The District at Green Valley Ranch does the lifestyle-center thing convincingly: wine bars, the Green Valley Ranch Resort, a movie theater, and enough sidewalk to suggest pedestrians were invited. Parks are abundant, schools test well, and the HOAs have opinions about your paint color. The tradeoff is the obvious one. You trade Strip-adjacent proximity and any whiff of grit for cul-de-sacs, chain restaurants done nicely, and neighbors who jog at 6am. Dates here lean Sunday brunch, not last call.
