Downtown is where Las Vegas remembers it was a city before it was a brand. Fremont Street still hustles for the tourist dollar, but the blocks behind it, the Arts District and east of Las Vegas Boulevard, have quietly assembled the closest thing the Valley has to a walkable dating ecosystem. Rents are climbing on the revival premium, though still humane next to the Strip. The crowd skews creative-class, service-industry, and locals who actively chose not to live in Summerlin. The tradeoff is grit. Charm and code-enforcement complaints occupy the same block. Worth it if you wanted character anyway.
