M Streets
The M Streets are what people mean when they say they want an old Dallas neighborhood without leaving the city. Streets named Mercedes, Monticello, McCommas, lined with 1920s Tudor cottages on shaded lots, walkable to Greenville Avenue. The catch is that everyone else figured this out too. Prices have climbed hard, teardowns happen, and the Tudors that survive are getting renovated to within an inch of their charm. Schools are a mixed bag depending on the block, and Greenville nightlife means weekend noise on the eastern edge. Worth it if you want character over square footage and can stomach Dallas property taxes.
