Cul-de-sacs branch off Briargate Parkway with the patient logic of an HOA flowchart, and the schools on the Academy District 20 roster do a lot of heavy lifting in Zillow listings. Expect three-car garages, sidewalks that actually connect, and a Costco run that doubles as the social hour. The tradeoff is candor: nightlife means a wine bar near Chapel Hills Mall, and dating density skews toward Air Force captains and dual-income parents who already met in 2014.
